Regular Weekday Maintenance Service
Our Cascades Overlook maintenance technicians will take care of any service request reported on weekdays before 3:00pm. Requests placed after 3:00pm and on holidays will be considered to have been placed the following business day at 8:00am. If you have a service request, call the leasing office at 410-363-9100 or email to cascades@davidsbrown.com or fill out the Request Maintenance Form below.
To submit a routine service request, simply complete the open fields in the Request Maintenance Form above. The items marked with an asterisk are required for the form to be submitted to our Service Managers. (In accordance with our Service Guarantee, submissions received after 3:00pm local time and on holidays will be considered to have been placed the following business day at 8:00am.)
Emergency Maintenance
If you have a Priority (Emergency) Service Request, please call 410-363-9100 during regular office hours or leave your request on the after hours answering service. See Emergency Maintenance List above to see what maintenance issues constitute emergency attention.

This is a reliable and confidential way to have your rent and other applicable charges (water and sewer, trash and other service fees) processed and paid from your bank account. With this program, your payment is electronically debited from your checking or savings account as a regularly scheduled payment. As a resident of Cascades Overlook luxury apartments in Owings Mills, you have the ability to transfer to another apartment home within your current community or to another David S. Brown, LTD community during the term of your lease.

Emergencies
- Fire
- No electricity
- No hot water
- No plumbing or water throughout the apartment home
- Water flooding into the apartment
- From October 15 - April 15: Room temperature of at least 65º F. unless the outside temperature is below 0º F, then minimum room temperature shall be 60º F at all times. Temperature is measured 3 feet above the floor and 3 feet from exterior walls.
- No air conditioning in temperatures over 88 degrees*
- Smoke alarms
- Clogged toilet (applies to apartments with one bathroom)
- Sewer stoppage
- Refrigerator not working
- Situations where access to the apartment may be compromised (i.e. broken windows or broken locks)
- Lock Outs ($20 fee, paid directly to service personnel at time of entry)
*Due to high voltage, HVAC units will not be repaired during inclement weather or after dark.
